Manchester, Ga. (May 20, 2021) – Coldwell Banker Commercial represented both the buyer and the seller of a warehouse/distribution building located at 1000 W. Main St in Manchester, Ga. The sale price was undisclosed. The buyer, FW Logistics, and the seller, Global Track Warehouse, were represented by Ernie Smallman IV, CCIM, a commercial real estate professional with Coldwell Banker Commercial Kennon, Parker, Duncan & Davis.
FW Logistics intends to lease 300,000 square feet of the building to a tenant and utilize the remaining space for their company’s operations. The new owner of the property hired Coldwell Banker Commercial Kennon, Parker, Duncan & Davis as the exclusive leasing agent for the property.
The one-story building, built in 1978, consists of approximately 370,000 square feet on 30 acres of land, has 21 exterior dock doors and has 300 parking spaces located outside of the building.
“There has been a steady increase in the demand for warehouse and distribution space for either purchase or lease in the Atlanta metro area during the pandemic, and logistics-based companies are identifying alternative locations within proximity to the city and metro. FW Logistics is currently investing in upgrades and renovations to the building, while offering 300,000 square feet available for lease,” said Smallman.
