COLDWELL BANKER COMMERCIAL REALTY FACILITATES $2.15M SALE OF BOCA OFFICE BUILDING THAT WILL HOUSE SMART OFFICE SHOWROOM

BOCA RATON, FLA.  (Feb. 8, 2023) – Coldwell Banker Commercial Realty is pleased to announce that it represented the buyer in the sale of 401 Camino Gardens Blvd., a free-standing office building in the heart of Boca. The sale price was $2.15 million.

Maya Mohan of Coldwell Banker Commercial Realty represented the buyer, Global S Enterprises LLC. The building will be owner-occupied by Smart IT Corp, who intends to use the space for a showroom and experience center for the company’s home automation services. The seller was Lazrika Beauty Corp.

The office building, situated in a prime location in East Boca, encompasses 2,592 square feet and occupies 0.3206 acres. Mohan successfully negotiated a contract below the asking price of $2,399,000, and the deal closed within 60 days.

Mohan had enlisted Smart IT Corp to install security cameras, motorized shades, and speakers to turn her own office into a smart office, and in the process befriended the owner of the company. “Over time, I noticed that Smart IT Corp’s business was rapidly expanding,” said Mohan. “We discussed the benefits of real estate ownership, and they decided it made sense for them to have an experience center for their clients to visit. The buyer had a vision of a building that had the appearance of a home for a showroom within close distance to their existing location in East Boca. We found this space that was previously occupied by a spa. It is a completely renovated building and the last commercial property before entering a residential neighborhood. In addition, there is ample parking for the business’ branded trucks, which also helps with marketing.”
