INDUSTRIAL BUILDING IN JANESVILLE, WIS. SOLD FOR $12.15 MILLION

Janesville, Wis. (December 13, 2021) – Coldwell Banker Commercial has announced the sale of 4260 Capital Circle, located in Janesville, Wis., in a transaction valued at $12.15 million.
Bill Mears, CCIM, SIOR, principal and managing broker of Coldwell Banker Commercial McGuire Mears & Associates and Adam Shultz represented the seller in the transaction.
The industrial property, totaling 150,000 square feet, was built in 2016 and is situated on approximately 13.04 acres. The building includes 30’ height clearance, 12 exterior docks and two drive-in doors.
“Originally brought to market in 2016 as a spec building and eventually finished off as a build to suit project for tenant IPM Foods, 4260 Capital Circle was developed by local Janesville development company Badger Property Investments. In mid-2021, an expansion request by the tenant led to an extensive lease renewal which provided a great opportunity for the owners to capitalize on a sale of the property. Following the expansion of some additional warehouse space and a large freezer, the building will measure 170,000 square feet,” said Mears.
