The subject property is 144.31 acres in size and is located on the outskirts of Hemet within unincorporated Riverside County on Florida Ave / Hwy 74. The property is made up of four contiguous parcels with the ex- ception of a 4.59 AC long strip of land that divides the north side of the property from the south. This piece of property is owned by the Lake Hemet Municipal Water District and is used for irrigation in the area. At one point the subject property contained 135 acres of citrus groves, however with the majority of the land cleared there is now approximately 20 acres of grapefruit being grown on the property with the remainder of the area being vacant land. The subject property contains four structures: three rental homes, an equipment building, and a large Victorian Home. The property lies just south of Hwy 74 which leads up to Idyllwild to the east. Immediately adjacent on the east side of the property is the Cranston Ranger Station. The property immediately west is farmland and single family detached tract homes, mobile home parks and subdivisions are 800 feet westerly of the sub- ject property.
