Montgomery, Ill. (Sept. 28, 2022) – Coldwell Banker Commercial Real Estate Group represented the buyer in the purchase of US 30 Self Storage, located at 1400 Bohr Ave., Montgomery, Ill. in Kane County, in a transaction valued at $3.4 million. The transaction closed on August 1, 2022.

The sold property is a Class A modern self-storage facility for 278 enclosed self-storage units, and 268 premium paved parking spaces for boats and RV’s. The property had not been listed for sale, at economic full occupancy, and sits on 7.628 acres. Originally constructed in 2005, additional enclosed units were added in 2021.

Richard Faltz and Coldwell Banker Commercial Real Estate Group provided transaction advisory services to the buyer to identify various self-storage acquisition opportunities, which met the needs of the buyer as part of this assignment and successful negotiation on behalf of the buyer.
