Rent gains slowed in the 152,190-unit Oakland-East Bay apartment market, but the vacancy rate fell. The 3.4% rate for the first quarter of 2019 is down 20 basis points for the quarter and also down 20 year-over-year. Rents increased just 0.4% by both measures during the first quarter, and as a result the average asking rent is up just 3.2% year-over-year to $2,263 per month and the average effective rent is up 3.3% to $2,171 per month. Industrial
The 129.5-million-square-foot Oakland-East Bay warehouse/distribution market vacancy rate fell 20 basis points over the first quarter of 2019 to 8.2%. It remains up 130 year-over-year. The average asking rent increased 0.8% over the quarter to $6.70 psf, with the average effective rent up 0.7% to $6.13 psf. The year-over-year gains are 2.8% and 2.9%, respectively. In the 25.5-million-square-foot Flex/R&D market the vacancy rate increased 40 basis points to 11.0%. It is up 60 year-over-year. The average asking rent increased 0.3% over the quarter to $11.47 psf, but the average effective rent was unchanged at $10.14 psf, for year-over-year gains of 2.6% and 2.2%, respectively. Office
The 54.4-million-square-foot Oakland general purpose, multi-tenant office market was quiet in the first quarter of 2019—the vacancy rate held at 15.0%, up 80 basis points from a year earlier. Rent gains slowed in the first quarter, with the average asking rent up 0.4% to $33.89 psf and the average effective rent up 0.5% to $26.70 psf. Retail
The 29.2-million-square-foot East Bay community-neighborhood shopping center market vacancy rate increased 30 basis points over the first quarter of 2019 to 7.8%, and it is up 70 year-over-year.
