Grayson Powell, General Manager, who has more than28 years experience in commercial real estate, joined Sun CoastPartners in July 2005. Grayson began his real estate career in Atlanta, GA. where he worked with The Griffin Company as a sales and leasing agent. The Griffin Company developed some of the first office condominiums in Atlanta and sold space to both investors and users of the space. After relocating to Wilmington, N.C. in order to be close to his hometown of Whiteville, N.C., Grayson joined Landmark Commercial, Inc., a commercial development company, where he became president of the company. During his 12 1/2 years at Landmark Commercial, Grayson developed, leased, and managedover 600,000 square feet of commercial properties including office, retail, industrial and medical facilities. He was involved in both acquisition and ground-up development of the properties owned by Landmark. He was responsible for the property development, design criteria, financial analysis, project feasibility studies, cost analysis, negotiating tenant leases, project management with regard to tenant improvements, making sure repairs and maintenance issues were done properly and cost effectively, preparing budgets, planning for capital expenditures and negotiating the financial arrangements (ex. loans, refinancing) for the properties. He also worked with the owners of Landmark Commercial in developing covenants and restrictions for commercial development and analyzing the commercial market. He is a member of ICSC, NAR, NCARand the Wilmington Board of Realtors. He has lived in Wilmington, N.C. since 1991 and is actively involved in the community serving on the boards for Cape Fear Council Boy Scouts of America, Habitat for Humanity and the Wilmington Cape Fear Home Builders Association. Grayson is also actively involved in the Coalition for Economic Advancement and theWilmington Business Development. He is a graduate of the University of North Carolina at Chapel Hill.
